Frequently Asked Questions

How do you calculate rental yield?↓
Gross rental yield = annual rent ÷ purchase price × 100. For a €200,000 apartment rented at €1,000 per month, gross yield is 12,000 ÷ 200,000 = 6%.
What is the difference between gross and net rental yield?↓
Net yield subtracts purchase costs (transfer tax, notary, agent), running costs (property tax, insurance, maintenance, management) and vacancy. Net yield is typically 1.5–3 percentage points below gross yield.
What is a good rental yield?↓
In Europe, a gross yield above 5–6% is generally considered good. Western European capitals often yield 3–4%, while cities in Central-Eastern Europe and the Balkans can reach 6–8%.
